We apologize in advance if any signals get crossed in this category, for we are dependent on how listings are entered into the local MLS by our colleagues and fellow Realtors.
Waterfront homes with No Fixed Bridges are supposed to be entered as No Fixed Bridges. If there is one (or more) fixed bridge between the home and the open ocean these are supposed to be listed as Ocean Access, meaning you can get to the Atlantic but the size (specifically the height) of the boat you are in is limited by the clearance under said bridges.
Unfortunately some of our esteemed colleagues do not seem to understand this, or they are being somewhat "enthusiastic" (shall we say) as they enter their listings. Additionally many Realtors who have No Fixed Bridges waterfront homes listed also specify Ocean Access because they don't want their listings accidentally overlooked.
So basically it's a mess. The upshot being though we try our best to present listings to you in their correct form, mistakes may sometimes occur.
More upscale neighborhoods to find Ocean Access waterfront homes in Ft. Lauderdale are Bal Harbour (behind the Whole Foods north of Sunrise), Coral Ridge along Middle River, Lake Estates on the west side of Bayview from the Landings, Wilton Manors and Oakland Park.
Naturally a big factor in determining the inherent value is the clearance height of the bridge or bridges you must get a boat under to get out to the ocean. This, of course, can vary by three to four feet depending on the tide.
Should you be interested in any Ocean Access Waterfront properties we sincerely suggest you do your due diligence. Follow the waterway on the map, locate the bridges and find what their clearance may be.
Chances are you drive over these bridges all the time without realizing. Middle River comes off the Intracoastal between Las Olas and Sunrise, goes under Sunrise at the bridge just west of The Galleria by George English Park. It then goes under Federal Highway just South of 26th Street, where it forks, surrounding and creating the "Island City" of Wilton Manors.
A small tributary of this northern fork of this passes under Oakland Park Boulevard and winds through Oakland Park. This is barely navigable.
Interestingly enough, this northern fork of Middle River runs quite a-ways to the west, actually passing under I-95 just south of Oakland Park Boulevard. West of I-95 and north of Oakland Park Blvd there are actually waterfront properties which are technically ocean access, the Royal Palm Isles. From here it will probably take you 3-4 hours to putt-putt to the Atlantic, and you probably can't get under I-95 with anything taller than a Boston Whaler.
Lake Estates are basically The Landings, West. A boat parked behind many of these homes have to get under the bridge on Bayview Drive about 100 yards north of Commercial, but some must also get under the other bridge just east of US-1 on 55th Street, the main entrance into the neighborhood.
