The Gold Standard in Multi-Family
Residential Income Producing Property
Everybody seems to call them something different. The correct term is Quadruplex. Some shorten that to Quadplex, or Fourplex. Some people call them Four Family. Whatever the term the 4-Unit Multi-Family is probably the Gold Standard of Residential Income Property, affording you the most income potential, therefore, on paper at least, probably the most return on your investment.

Click through to Listing Details, most will post current or projected rents, allowing you to compute projected revenue. From there you can calculate the Cap Rate, the NOI, return on your investment. You will need to estimate annual expenses such as property taxes, insurance and maintenance.
Crucial items to consider in determining the financial viability of an income property are often electric and water meters. The number of electric meters should match the number of units in the building. This could be a Red Flag if it doesn't. Some Owners may take a Duplex comprised of two 2-bedroom / 2-bath units, convert them into a Fourplex with two 1-Bedrooms and two Studios. That could be illegal and problems with the City might pop up when you buy the property. In addition, whether the water is paid by the Owner or the Tenants can severely affect the calculation of potential profits.

The most significant problem we encounter in figuring out whether a multi-family property may be financially viable is financing. We can tell you from experience that if a potential buyer plans to get a 10 to 20% mortgage, they usually end up in a negative cash flow scenario. Before you seriously consider investing in a residential income property, consult your bank or a mortgage broker, see what kind of rates they offer. The debt service is probably the single largest number in any computations.
